I have enough headaches trying to keep the tenants comfortable. Doesn't adding another control into the equation sounds like a potential problem?

  • By installing the new ecWizard control you actually reduce the diagnostic time considerably because it's an excellent diagnostic tool.

Using the example of a VAV zone:

(VAV is the standard office building control system. VAV is an abbreviation for variable air volume. The room thermostat controls an air damper to regulate the amount of air to the condition space.)

  • The diagnostic evaluation of the zone room temperature problems actually comes down to two things the supply air temperature and the volume of air.  The ecWizard control monitors both the room and supply air temperatures along with the volume of air going into the condition space.  A highly trained/paid technician is dispatched to the problem area with ladder, thermometers, air volume tool, pneumatic calibration kit and tool pouch. After taking all the equipment/tools up to inspect the area only to have it working fine at this time is a constant headache.
  • The ecWizard control allows you to investigate the temperatures, CFM (volume of air per minute), data logs/trends.  With this information the ecWizard controller and software enables you to pin point the time in which the zone controls were not working properly and pretty much be able to diagnose a problem from a remote location sitting at a desk reducing the repair pair time by 50% to 80%.  With the inexpensive damper and valve actuator indicators (optional) you can actually tell from the computer if your valve and actuators are opening and responding to the temperature demands.  Sometimes it's useful to compare these values with other zones and look back on the history of how the problem zone responded to the temperatures in successful periods of time.

Example:

  • Your cooling damper is wide open and all the other zones in the area are similar but your supply air temperature is higher than the others.  Your indicator shows that your heating damper actuator is closed.  There's a good chance the problem is the damper itself is leaking heated air into the supply.  This condition might only affect the temperature of the space in the late afternoons.  But we were able to diagnose it and adjust or replace the damper in half the time with the ecWizard controller and software.
  • The diagnostic capabilities are very powerful.  Occupants that have been suffering for years can easily be diagnosed by analyzing all the information and comparing it with other zones in its own history.  Once you start diagnosing from the computer, it becomes even more efficient as you familiarize yourself with the power of information.
